In 2001, A.R.T./New York signed a 20-year lease on 32,000 square feet in Manhattan’s Fashion District. Originally acquired as raw open space, work was quickly undertaken to build out the entire third floor to accommodate offices ranging in size from 100 to 5,000 square feet and four rehearsal studios. Spaces @ 520 is fully occupied by 23 companies paying rent at below market rate with access to amenities such as copier, kitchen, and storage space.
There are five versatile and clean rehearsal studios at Space @ 520. The largest studio, The Bruce Mitchell Room, is a multi-purpose space in which board meetings, play readings, and small events may be held. In addition to the tenants, an average of 150 arts groups rent the rehearsal studios each year, helping to generate income to keep the offices at Spaces @ 520 affordable.
The Bruce Mitchell Room
The Bruce Mitchell Room measures 30' x 25' and can be used for rehearsals and small events. This lovely, colorful room has adjustable track lighting, convenient counter space, and rubberized “Mondo” flooring. Chairs, tables, rehearsal cubes, and piano are available for use with rental.

Studio A
Studio A measures 22' x 15'. It has sprung floors with rubberized “Mondo” flooring. Chairs, tables, rehearsal cubes, and piano are available for use with rental. There is a wall of mirrors that may be exposed or covered with drapes provided.

Studio B
Studio B measures 22' x 28'. It has sprung floors with rubberized “Mondo” flooring. Chairs, tables, rehearsal cubes, and piano are available for use with rental.

Studio C
Studio C measures 22' x 14'. It has wall-to-wall carpet. Chairs, tables, rehearsal cubes, and piano are available for use with rental.

Rental hours are between 9:30am and 11pm. Spaces @ 520 is fully air-conditioned and is wheelchair accessible. Located in Manhattan’s Fashion District and conveniently close to Penn Station and Port Authority.
